This is a starting point based on eight answers, not an offer or a valuation. The right path depends on the house itself, and we will tell you plainly if none of the three makes sense.
The house is bought as it is. No repairs and no showings, and the closing date is set around you. The price is usually below what a fully updated house would bring, because the buyer takes on the repairs and the risk. Sometimes TrueWay Homes buys the house itself, and sometimes we assign our contract to another investor. We tell you which before you sign anything.
You agree to the amount you want to receive. We pay for agreed updates and the marketing, and the house is sold to a retail buyer. At closing you receive the agreed amount, and we keep what is left after our costs. You stay the owner until closing. It takes longer than a cash sale and depends on the house selling, so it suits sellers with some time and some equity.
The house goes on the MLS and buyers compete for it. You keep control of the price and the timing, you handle any repairs you choose to make, and you pay a listing commission to the agent you hire. If listing is the better fit, we will tell you so plainly, and you are free to list with any agent you choose.
